We are seeking a highly experienced and results-oriented Asset Manager to join our team and contribute to the continued success of our Dutch residential portfolio. As a Senior Asset Manager Residential, you will be responsible for the overall performance and strategic direction of a designated portfolio of residential properties, with a strong emphasis on senior living assets. You will be a key member of the team, working closely with the Head of Asset Management Residential and other colleagues to maximize asset value, generate strong returns, and ensure tenant satisfaction.
Key responsibilities include:
Built and maintain relationships with care operators, property managers, developers, local government and other relevant stakeholders in senior living.
Develop and implement comprehensive asset management strategies for assigned residential properties, with a focus on independent senior living.
Concept development and execution. We aim to facilitate community building in our assets as we believe social contact is crucial for healthy and pleasant aging. In addition, there will be a strong focus on staying healthy (e.g. by adding sports facilities).
Monitor and analyze property performance, including financial reporting, occupancy rates, and operational metrics.
Prepare and manage annual budgets, forecasts, and business plans for the assets.
Identify and implement value-add initiatives, including renovations, repositioning, and operational improvements.
Oversee and manage relationships with property managers, leasing agents, and other third-party service providers.
Conduct regular property inspections and site visits to ensure adherence to standards and identify potential issues.
Stay informed of market trends, regulatory changes, and competitive landscapes within the Dutch residential and senior living sectors.
Manage and control operating expenses to maximize profitability.
Negotiate and manage lease renewals and rent adjustments.
Prepare and present financial reports to internal stakeholders.
What you have to offer us:
Master’s degree in real estate, finance, or a related field preferred.
Minimum of 7 years of experience in asset management within the Dutch residential real estate sector, with a strong focus on Healthcare, Senior housing or other serviced living concepts.
Deep understanding of the Dutch residential market, including legal and regulatory frameworks, tenant rights, and market dynamics.
Experience in Senior Living outside the Netherlands would be an advantage.
Strong financial analysis skills, including experience with budgeting, forecasting, and financial modeling.
Thorough understanding of property management operations and best practices.
Excellent communication, interpersonal, and negotiation skills.
Ability to develop and implement strategic plans to maximize asset value.
Proven ability to manage multiple projects simultaneously and meet deadlines.
Fluent in Dutch and English required.
