Every order bol delivers starts its journey inside a fulfillment centre. As the Building Lead you’ll help take bol’s newest warehouse from the initial design stage through construction and handover. An inspirational responsibility, because you own the building workstream end-to-end: guiding the VO TO DO design process, managing the tendering and contracting of construction partners, and ensuring the warehouse is delivered on time, on spec, and ready to process millions of orders. The biggest challenge
A fulfillment center is a finely integrated ecosystem where the structural design, building services, and mechanization requirements must all align. How do you design a building that accommodates an automation system we’re still specifying? How do you keep the construction timeline moving when the operational requirements are still being refined? And how do you achieve continuous improvement and knowledge sharing in a fast-paced and demanding environment? You’ll resolve tensions between design ambitions and buildability, between speed-to-site and quality standards, and between competing stakeholder priorities.
What you’ll do as Senior Project Manager & Building Lead
You’ll join the BFCM project team within Infrastructure Development department. This team will deliver a new fulfillment center that will set the benchmark for bol’s logistics network. As the manager of the building stream, you’re responsible for delivering a physical facility that’s ready for mechanization and operations. You’ll steer the design process from preliminary sketches through detailed engineering, manage construction tendering and contracting, and oversee the actual build. You’ll coordinate closely with colleague Leads within the project to ensure your building design and the mechanization layout develop in unison. Throughout, you’ll manage external architects, engineers, and contractors while onboarding and aligning internal stakeholders across operations, safety, and facilities. This entails:
Guiding the design process through the VO, TO, and DO phases with architects and engineers
Developing and managing the contractor tender process, evaluating bids, and negotiating contracts
Overseeing construction: schedule, quality, safety, and environmental compliance are in scope
Accommodating mechanization and operational requirements
Managing scope, risk, and change control within bol’s stage-gate governance framework
Aligning, creating buy-in from and preparing decision making for stakeholders across operations, facilities, safety, and executive leadership
Creating and fostering a culture of continuous improvement and knowledge sharing
Guide and continually develop a team of building experts and project managers
Why you can make a difference
You have 10+ years of leading projects experience, including construction project management for industrial or logistics facilities. You understand the full lifecycle, from design through construction and handover. You have a track record of navigating complex stakeholder environments, and are the type of manager you’d gladly follow yourself; understanding, clear, and inspiring. Affinity with the Dutch construction industry is essential; experience with building warehouses is the cherry on top.
Your ability to connect design intent with operational reality sets you apart. You ask the right questions early – about flexibility, future-proofing, and how a building’s design optimally serves the intended logistics processes. You are equally adept at translating those insights into requirements that construction partners can act on. You communicate with ease across a wide range of disciplines and organizational levels, build rapport without forcing issues, and remain composed and professional when priorities overlap. Fluency in Dutch is required; English proficiency is also required. The same goes for an academic background in a technical or construction-related discipline.
